Truck parking partnerships · Owners nationwide

One network. Partner lots across the country.

Benchmark is a Chicago based parking operator building a national network of partner lots. If you own land or yard space that sits empty, it can earn from truck parking.

The shortage

The shortage is national.

It is not a Chicago problem or a coastal problem. It shows up in every freight state.

Truck parking demand has run ahead of supply for years. The surveys run under Jason's Law, and the Federal Highway Administration work that followed them, documented the same gap in state after state.

Freight keeps moving and warehouses keep opening. Parking does not keep pace. Drivers end the day circling full lots, stopping early and losing driving hours, or parking on ramps and shoulders where no truck should sit.

Private ground is part of the fix. Industrial land already sits near the freight. Put it to work and it serves drivers while it pays the owner. Our home market shows how it runs: see Chicago truck parking for the local model, and the guide on how to monetize idle land for the full picture.

How joining works

Join from wherever you are.

The whole review runs remote. No site visit is needed, and we do not promise one.

01 / Submit

Send the join form

Four fields: your name, email, mobile, and the property address. That starts the review.

02 / Mark

Show us the spaces

Mark the truck spaces on a map and send property photos of the entrance, the surface, and the parking area.

03 / Verify

We cross-check the site

Benchmark checks your layout, space count, and surface against satellite imagery. Anything that does not line up gets a question first.

04 / Launch

You approve, it goes live

You approve the starting rates and the terms. Then the lot goes live and bookings open.

What fits

Ground that can join.

Most partner lots were not built for this. They were built for something else, and the spare ground is what earns.

Idle industrial land

Open ground near freight routes, terminals, and warehouse districts. Land waiting on a future use can earn while it waits.

Overflow and spare yards

Warehouse overflow yards, unused portions of working lots, and fleet yards with spare capacity. Ground you already maintain can take paying trucks.

More than semis

Partner lots take box trucks, trailers, fleets, equipment, and other commercial vehicles, matched to what the site can hold. Access and room set the mix.

The model

Same terms, every state.

You keep 75% of the revenue Benchmark collects at your property. Benchmark keeps 25%. Payouts run daily by default, with a monthly option for owners who prefer one statement.

Benchmark handles bookings, payments, and driver communication. Lot operations stay with you, and so do your own parking taxes. That split is written into the terms.

Questions

Straight answers.

Do I need to be in Illinois to join?

No. Benchmark is based in Chicago, and the network is national. Owners anywhere in the United States can submit a property. Freight runs in every state, and so does the parking shortage.

How do you review a property you have never visited?

You mark the truck spaces on a map and send property photos. Benchmark cross-checks your layout, space count, and surface against satellite imagery. If the details do not line up, we ask questions before the lot goes live.

What vehicles can a partner lot take?

It depends on the site. Partner lots can take semis, box trucks, trailers, fleets, equipment, and other commercial vehicles. Access, surface, and turning room decide the mix, and we set that with you during the review.

What does Benchmark handle, and what stays with me?

Benchmark handles bookings, payments, and driver communication. You handle lot operations and your own parking taxes. That split is fixed in the terms, so there are no surprises about who does what.

What does it cost, and how do payouts work?

There are no startup costs and no monthly fees. You keep 75% of the revenue Benchmark collects at your property. Payouts run daily by default, with a monthly option. The partnership runs month to month with a 30 day exit.
